Providence Homes and the Separation Sale
Providence is one of the northwest valley's younger master plans. Its homes are newer than much of the valley, but a divorce sale here still has its own checklist.
- One written offer for both owners
- Sold as it stands, no repairs or cleaning
- No agent commission on a direct sale
- Closing date chosen by the two of you
- A Nevada-local buyer
Where Providence Came From
Providence was developed by Focus Property Group, which began work on the master plan in the mid-2000s, near the 215 Beltway and Hualapai Way in northwest Las Vegas. The plan leaned toward traditional architecture, with front porches on many models, tree-lined boulevards and neighborhoods arranged around parks. The Promenade, a linear walking park, runs through the middle. Knickerbocker Park and Huckleberry Park anchor other sections. Several national builders put up homes here, so floor plans and construction details vary from tract to tract.
Providence sits within the City of Las Vegas, near the Centennial Hills area. Park reservations, permits and code questions go through city departments rather than Clark County.

Points That Come Up When Spouses Sell
Two associations, two resale packages
Providence has a master homeowners association, and many sub-villages also carry their own association. Each one can bill dues and must answer the title company's resale request. Much of that process is governed by NRS Chapter 116, the state statute on common-interest communities.
Purchased near the 2006 to 2008 peak
Many early Providence homes first closed around 2006, just before the downturn. Some owners refinanced since, others did not, and loan balances vary. When a couple is falling behind on mortgage payments during a divorce, the timing of a sale becomes more urgent. A HUD-approved housing counselor can be a useful free first call.
Builder-era wear
Homes approaching twenty years old often show their first round of replacements: water heaters, HVAC units, garage door openers and irrigation. We buy as-is, so neither spouse has to coordinate contractors while living apart.
One Offer, Written the Same for Both of You
Share the address and a little about where things stand. A person here reviews it, calls with a few questions, and then puts a single cash figure in writing that both owners can read, compare and take to their own attorneys before anyone agrees.
Asking costs nothing and commits neither of you. Would a voice be easier? The TALK TO ALEX button reaches our line.
Keeping Both Spouses Informed

In a direct sale, each spouse on title sees the same written offer and the same contract, and either can share it with an attorney or mediator before signing. We do not take sides or carry messages between people. If the couple has already agreed to sell, the page on a sale both spouses support describes the simplest path. If the house is being sold after the paperwork is done, there are notes on selling once the divorce decree is entered.
Practical Steps Before Signing
Gather the association statements
Pull the most recent statement from the master association and from any sub-association. If one spouse handled the accounts, the other may never have seen them. Sharing them early avoids surprises when the resale packages arrive.
Confirm the loan payoff
Request a payoff statement from the mortgage servicer, along with one for any second loan or home equity line. Some Providence owners took out equity lines in later years, and those must be cleared at closing as well.
Agree on how you will communicate
Some couples want every message copied to both spouses. Others prefer to go through their attorneys. Let us know which you want, and we will follow it so that neither person feels left out of the process.
One more item is worth raising early. If one spouse hopes to stay in Providence, the buyout and refinance question should be settled before anyone requests a sale offer. Our page on a buyout by the spouse who stays sets out the general trade-offs, though the numbers belong with a lender and your attorney.
Neighboring Areas
South of Providence, the older villages of Summerlin's master-planned west side stretch toward Red Rock. To the east, the city of North Las Vegas mixes mid-century streets with newer northern tracts. Our overview of the areas we serve lists the rest.
Questions Couples Raise About This
Is Providence part of the City of Las Vegas?
Yes. Providence lies within City of Las Vegas limits in the northwest valley, so permits, code matters and park reservations go through city departments. Your divorce, however, would still go to a Family Division judge at the Eighth Judicial District Court, which handles family cases across Clark County. Check your tax bill if you are unsure about a specific parcel.
What if only one of us is on the Providence title?
Title and community property are separate questions in Nevada. A home bought during the marriage may be community property even if only one name is on the deed, and the title company may ask for the other spouse's signature or a court order. Before either of you signs a contract, ask your attorney to confirm what is needed.
Does a newer home mean a faster sale?
Not necessarily. Age affects condition, but the timeline in a divorce sale usually depends more on paperwork: both spouses' signatures, association resale documents, any liens, and what the court or settlement allows. Both spouses decide together when closing happens, but we do not promise a specific speed because those outside steps vary.
