A Neutral Buyer for a Difficult Decision
We buy shared homes from couples who are parting ways. No founding myth, no invented numbers, just a description of how we work and where our role stops.
- One written offer for both owners
- Sold as it stands, no repairs or cleaning
- No agent commission on a direct sale
- Closing date chosen by the two of you
- A Nevada-local buyer
Who we are
Sell Home Fast Las Vegas is a local cash home buyer that focuses on one kind of sale: a house owned by two people whose marriage or partnership is ending. We buy directly, as-is, and we close on the date the owners choose. We are not a law firm, a mediation service, a lender or a real estate brokerage, and we do not pretend to be. Our job is to give couples a straightforward way to sell when they have decided that selling is right.
That narrow focus is deliberate. A house owned by two people who are separating raises questions that an ordinary sale does not: who has to sign, whether a court order applies, where the money goes, and how to keep two people informed equally when they may not be speaking. We built our process around those questions instead of treating them as obstacles.
We are not going to fill this page with a founding story, staff photos or numbers you cannot verify. You should judge us on how we behave, and the principles below are the ones you can hold us to.

How we try to conduct ourselves
We treat both owners equally
Both spouses receive the same information, at the same time, in writing. We do not form an alliance with whichever person called first.
We respect the legal process
Agreements, mediated settlements and court orders come first. We share documents with attorneys on both sides when asked, and we wait for their review. Our page on selling when a court directs the sale shows how that works in practice.
We keep things discreet
There is no sign in the yard, no listing photos and no open house. Neighbors do not need to know why a house is changing hands.
We are honest about price
A direct cash sale is convenient, but it may bring less than a well-prepared listing. We say so up front, and we will tell you if a buyout by one spouse or a traditional listing looks like the better fit.
We never ask for money
No application fee, no deposit, no charge for an offer. Funds move in one direction only, from us into escrow at closing.
We buy the house as it is
Neither spouse repairs or cleans anything, and no agent's percentage comes out of the marital equity. Our page about homes that need work before a sale explains why that matters during a separation.
One Offer, Written the Same for Both of You
Share the address and a little about where things stand. A person here reviews it, calls with a few questions, and then puts a single cash figure in writing that both owners can read, compare and take to their own attorneys before anyone agrees.
Asking costs nothing and commits neither of you. Would a voice be easier? The TALK TO ALEX button reaches our line.
What we leave to others

Some parts of a divorce are simply not ours to touch. We do not advise on whether to keep or sell, how to divide equity, how a sale affects support or taxes, or whether a settlement is fair. Those belong to family-law attorneys, mediators and tax professionals. People without a lawyer can find forms and general guidance through the Family Law Self-Help Center at the Clark County family court. When a question crosses into those areas, we will tell you so and suggest which kind of professional to ask.
Where we work
We buy throughout the Las Vegas valley, in Las Vegas, Henderson, North Las Vegas and unincorporated Clark County. Our overview of the neighborhoods we cover includes notes on places such as Spring Valley and Providence in the northwest. Each part of the valley has its own housing stock, from older custom homes to newer master-planned tracts with layered HOAs, and we take those details into account when we prepare an offer. Whatever the area, the process is the same, and the five steps from inquiry to closing are spelled out plainly.
Questions Couples Raise About This
Are you real estate agents or attorneys?
Neither. We are the buyer ourselves and purchase houses with our own funds, so we do not list homes, represent sellers or give legal advice. That is why we encourage both spouses to have their own attorney or a mediator review any offer. Escrow and title work at closing are handled by a licensed, independent escrow or title company.
Why should we trust a buyer we have never heard of?
You should verify rather than trust. Ask your attorney to review our purchase agreement, confirm that closing goes through a licensed escrow or title company, and never pay us anything up front, because we never ask for it. A legitimate direct buyer will welcome scrutiny, and we do.
Do you only buy homes from divorcing couples?
Our focus is couples who are separating or divorcing, because that situation benefits from a neutral, written, two-signature process. The same approach works for unmarried partners who own a home together. If the house is owned by one person with no dispute, we can still talk, but this site is written for shared ownership.
